Basement Remodeling in Park City, Utah

Ski-Town Lower Levels Built for Mountain Living

DreamBuilt Renovations finishes and remodels basements in Park City, Summit County, Utah, building ski rooms, bunk rooms, home theaters, wine rooms, guest suites and full whole-home remodels. We are a family-run Utah builder that takes a small number of projects each year, pulls permits through the Park City Building Department, and plans every lower level around snow, a roughly 7,000-foot elevation, radon, and the way your household and guests really use the house.

Ski & Gear Rooms: Boot dryers, glove racks, durable tile or LVP and a bench by the garage door keep wet gear downstairs instead of dripping across the main floor. A ski room is part of most basement finishing plans we draw here, often with a floor drain or a utility sink nearby.

Bunk Rooms & Guest Suites: Sleeping rooms for visiting family and ski-week friends, each with a code-compliant egress window and a well planned to stay clear in a heavy snow year. Built-in bunks fit more guests without crowding the floor.

Home Theaters: Insulated, isolated rooms with dedicated circuits and lighting zones for movie nights after a long day on the hill, placed away from bedrooms so late shows don’t wake anyone.

Wine Rooms & Wet Bars: Glass-front wine storage, après-ski bars and full kitchenettes that keep entertaining on one level. See our basement kitchens and wet bars.

Basement Bathrooms: Steam showers, heated floors and hard-working guest baths positioned near the bunk room and ski room. More on basement bathrooms.

Remodeling Dated Lower Levels: Many Park Meadows and Thaynes Canyon homes already have finished basements that simply need a new layout, brighter lighting and tougher floors. That is basement remodeling.

Lock-Off & ADU Suites: Separate-entry suites for family, caretakers or long-term tenants, where your zone allows. See ADUs.

Whole-Home Remodels: One project lead coordinates the basement with kitchen and bath updates upstairs, so a second home is ready before the season starts.

Planning a Park City Lower Level: Snow, Altitude, History and Guests

Why do Park City basements need a different plan?

Because a Park City basement is working against more snow, colder nights and harder use than a Wasatch Front basement. A good plan here starts outside the foundation and with the people who will use the space.

  • Snow at the window wells. Egress wells sit under roof eaves that shed heavy snow. We plan well locations, drainage and covers that open from inside so the escape route stays usable all winter.
  • Altitude and freeze-thaw. At about 7,000 feet, long freeze-thaw seasons push water toward foundations. We check grading, gutters and wells before framing and use rigid foam against concrete.
  • Radon. Utah DEQ urges testing statewide, and the EPA action level is 4 pCi/L. Mitigation is easiest to rough-in before walls close.
  • Mining-era ground. Parts of town were built near historic mine workings and tailings. If an egress well or excavation disturbs soil, we confirm any city soil-handling requirements first.
  • Heavy guest traffic. Ski weeks mean many people, wet boots and late nights, so we favor tough floors, extra storage and sound control between bunk rooms and the theater.

How much does it cost to finish a basement in Park City?

Published 2026 Utah pricing runs roughly $40 to $100+ per square foot, and Park City projects usually land at the upper end of that range. Mountain logistics, labor availability and higher finish expectations all push costs up.

  • Basic finish: about $45 to $65 per sq ft
  • Upgraded finishes: about $60 to $85 per sq ft
  • With a kitchen or bath and high-end finishes: about $75 to $110+ per sq ft
  • A typical 1,000 sq ft basement in Utah often lands around $45,000 to $85,000

Wine rooms, steam showers and theater isolation add cost in ways a per-foot number cannot capture. These are typical Utah ranges, not our quote; your firm number comes from an itemized estimate after the on-site consultation.

Can I remodel a basement under an Old Town historic home?

Often, yes, but plan for more review. Old Town’s historic district has design guidelines, and any change you can see from outside, such as a new egress window, a lowered foundation or a new entry, may need historic design review before a building permit. Many original miners’ houses sit on steep lots with shallow or partial foundations, so we evaluate structure early and coordinate engineering in-house.

Will my basement work as a nightly rental or lock-off?

It depends on your zone and on Park City’s licensing rules, which differ across neighborhoods. Before designing a separate-entry suite, we check what is allowed at your address. Utah HB 82 (2021) requires most municipalities to permit internal ADUs, with local limits such as owner-occupancy and parking, and short-term rental rules are a separate question.

Who handles permits for basement work in Park City?

Homes inside city limits are permitted through the Park City Building Department. Homes with a Park City mailing address out in the Snyderville Basin go through Summit County instead. We confirm the right jurisdiction, pull the permits and coordinate inspections.

Whole-home remodeling in Park City

Many owners pair a lower level with a kitchen, primary bath or full interior refresh, especially in older Park Meadows and Prospector homes. Our whole-home remodels give you one dedicated project lead from demo to final walkthrough, with structural and architectural coordination handled in-house.

What layout works best for a ski-weekend basement?

Start at the door you actually use in winter. In most Park City homes that is the garage entry, so the ski room should sit right there, with a bathroom close by and the bunk rooms just beyond. Put the theater and wine room deeper in the floor plan, away from the busiest traffic and away from bedrooms where early risers sleep. A small kitchenette or bar near the family room keeps guests downstairs without crowding the main kitchen. Laundry on the lower level, if plumbing allows, saves carrying wet base layers up and down stairs all week.

Words From our clients.

We had a big remodel done, but our previous contractor left us hanging. DreamBuilt came in, finished everything, and the work was excellent. They've since built us a garage extension too.

What sold us was the timeline — they said twelve weeks and they meant twelve weeks. Our kitchen was done on the exact day they promised at the very first meeting.
