Basement Remodeling in Summit County, Utah

One family contractor from Park City to Henefer

DreamBuilt Renovations finishes and remodels basements throughout Summit County, Utah, from Park City and the Snyderville Basin to the Kamas Valley and the North Summit towns of Coalville and Henefer. We build basement bedrooms with egress, bathrooms, kitchens and wet bars, home theaters, gyms and full basement apartments. Family-run since 2018, we take only 14 to 18 projects a year and answer every inquiry within one business day.

Basement Finishing: From new Francis subdivisions to Snyderville Basin homes with unfinished lower levels, our basement finishing service turns raw concrete into insulated, code-compliant living space.

Basement Remodeling: Older basements in Coalville, Henefer and early Park City neighborhoods often need new layouts, lighting and moisture fixes. See basement remodeling.

Home Theaters & Rec Rooms: Mountain homes are built for gathering. We design media rooms with sound isolation, game areas and ski-season hangout space that holds a full house of guests.

Bathrooms & Kitchens: A basement bathroom or kitchen, kitchenette or wet bar makes a lower level work for guests and long stays.

Bedrooms & Guest Suites: Every bedroom includes a code-compliant egress window, with well covers and drainage planned for heavy mountain snow and spring melt.

Gear Rooms, Gyms & Offices: Storage for skis and bikes, home gyms for long winters, and quiet offices for the many Summit County residents who work remotely instead of driving Parleys Canyon or I-80 every day.

Basement Apartments: In-law suites and internal ADUs through our additions and ADU service, built to local rules and Utah egress requirements.

Whole-Home Remodels: Larger projects run under one project lead through our whole-home remodeling team.

Basement Remodeling Across Summit County's Communities

How do basement projects differ across Summit County?

They differ a lot, because Summit County covers resort towns, fast-growing valley suburbs and old farm communities. In general:

  • Park City and the Snyderville Basin lean toward higher-end rec rooms, theaters and guest suites, often with HOA or design-review rules, deep snow and high radon awareness.
  • The Kamas Valley mixes new subdivisions with ranch properties, so projects range from first-time finishes to bathrooms planned around wells and septic.
  • North Summit towns along I-80 and I-84 have older homes, where remodeling low-ceiling basements and correcting moisture are the main jobs.

Summit County communities we serve

Park City & Snyderville Basin

  • Park City: Historic Old Town homes, family neighborhoods like Park Meadows and ski-country rec rooms planned around HOAs, snow and radon.
  • Snyderville Basin: Unincorporated neighborhoods around Kimball Junction and SR-224, permitted through Summit County rather than Park City.
  • Jeremy Ranch: Established homes around the golf course off I-80, many with basements ready for a modern update.
  • Pinebrook: Wooded hillside homes above I-80 where walkouts and sloped-lot drainage shape the plan.
  • Summit Park: Steep, forested lots near Parleys Summit with heavy snow, tight access and moisture to manage.
  • Silver Creek: Larger lots east of US-40 where families want guest suites, gyms and gear storage.
  • Promontory: Custom homes in a design-reviewed golf community where finish level and HOA coordination matter.

Kamas Valley

  • Kamas: Gateway to the Mirror Lake Highway, where families who moved over from Park City need bedrooms and Uinta gear rooms.
  • Oakley: Rodeo town on the Weber River with acreage, walkouts, wells and septic systems to plan around.
  • Francis: Fast-growing subdivisions along SR-32 and SR-35 full of raw builder basements ready to finish.

North Summit

  • Coalville: The county seat near Echo Reservoir, with older homes whose low, dated basements need careful remodeling.
  • Henefer: Historic Mormon Trail town on the Weber River with farmhouse cellars and partial basements.

How much does a basement cost in Summit County?

Utah contractors publish typical basement finishing prices of about $40 to $100+ per square foot, and Summit County projects usually land toward the upper end because of mountain logistics, labor availability and higher finish expectations. Your firm number comes from DreamBuilt’s itemized estimate.

  • Basic finish: about $45–$65 per sq ft
  • Upgraded finishes: about $60–$85 per sq ft
  • Kitchen or bath with high-end finishes: about $75–$110+ per sq ft
  • Typical 1,000 sq ft basement: commonly $45,000–$85,000

Most basement finishes take about 8–12 weeks of construction after permits; kitchens, baths and remodels of older spaces take longer.

What should every Summit County homeowner check before finishing?

  • Radon: Utah DEQ urges testing; the EPA action level is 4 pCi/L, and mitigation is easiest to rough in before finishing.
  • Moisture: Fix grading, gutters and window wells, and look for efflorescence or leaks before framing.
  • Egress: Every bedroom needs at least 5.7 sq ft of net clear opening with a sill no higher than 44 inches.

Which building department handles my Summit County basement?

It depends on whether your home is inside a city or town. Park City, Kamas, Oakley, Francis, Coalville and Henefer are incorporated. Unincorporated areas, including the Snyderville Basin neighborhoods such as Kimball Junction, Jeremy Ranch, Pinebrook, Summit Park, Silver Creek and Promontory, are handled by the Summit County Building Department, based in Coalville with Snyderville Basin staff. DreamBuilt confirms the right jurisdiction, pulls permits and coordinates inspections. For basement apartments, Utah’s HB 82 (2021) requires most municipalities to allow internal ADUs, with local limits we verify.

Reviews

Words From our clients.

We had a big remodel done, but our previous contractor left us hanging. DreamBuilt came in, finished everything, and the work was excellent. They've since built us a garage extension too.

What sold us was the timeline — they said twelve weeks and they meant twelve weeks. Our kitchen was done on the exact day they promised at the very first meeting.
